Agricultural land near Udaipur attracts farmhouse builders, long-term land bankers and investors chasing a lower entry price. But agri land comes with rules that don’t apply to a flat or a UIT plot — and getting them wrong is an expensive mistake. Here’s what to understand before you buy.
What is khatedari land?
Khatedari is the cultivator’s recorded ownership (tenure) right over agricultural land, listed in the Jamabandi (land record). Most agricultural land in Rajasthan is held on khatedari rights. Always confirm the seller’s khatedari status in the official land records on Apna Khata before proceeding.
Who can buy agricultural land?
Resident Indians can generally buy agricultural land in Rajasthan, subject to land-ceiling limits under state law. Importantly, NRIs and foreign nationals cannot buy agricultural land — they may only acquire it by inheritance. Confirm ceiling compliance for the parcel you’re considering.
Can you build on agricultural land?
Not directly. Agricultural land must be converted to non-agricultural (residential or commercial) use before you can legally build a permanent home on it. Building on unconverted khatedari land is one of the most common — and costly — errors buyers make.
Land conversion (90A / 90B)
Conversion is done under the Rajasthan Land Revenue Act. In urban and municipal areas, Section 90A covers conversion of agricultural land for non-agricultural use, and Section 90B deals with the regularisation and conversion of urban agricultural land; rural conversions typically go through the SDO or Collector. If you plan to build, confirm conversion is feasible first. If you’d rather skip the process, a ready UIT-converted plot or a budget converted plot may suit you better.
What to check before buying
• Jamabandi and khatedari details on Apna Khata, plus the girdawari (crop record).
• No loan, lien or lease on the land, and a clear title chain.
• Legal access road, and ceiling-limit compliance.
• Conversion feasibility if you intend to build, and a physical site visit to confirm boundaries.
Why buy agricultural land?
It’s cheaper per square foot than converted plots, offers farmhouse and weekend-home potential (after conversion), and can appreciate strongly as the city expands toward it — while still being usable for agriculture in the meantime. Browse current agriculture plots to compare.
